Frequently asked questions
No, we can take care of all that. In fact, it can even be helpful if the owner isn’t there. Buyers generally feel more able to ask questions and we can address any concerns there and then. If you’re not at the property, to prepare for viewings we recommend trying to tidy away as much daily clutter as possible. Opening the curtains to give the property a welcoming appearance helps, too.
It may sound cliché, but the best time to sell is when it’s right for you. Certain times of the year might be more popular than others, and sometimes you might not have a choice. But you shouldn’t worry – when we come out to value your home, we’ll take time to understand your situation, and offer advice on when the best time to sell might be. It’s all part of the service.
At your valuation appointment, we’ll recommend ways to increase the value of your home. While every property is different, there are some general tips that can help. Make sure small maintenance jobs are taken care of (e.g. touch up scuffed paint or rehang loose doors) and redecorate rooms if they’re looking tired. Good lighting is a seller’s secret weapon, so place lamps in darker corners or and make sure all the lightbulbs are working.
The short answer is, it depends. The national average is currently 40 days to agree a sale (Oct 2022) and it typically takes 3-5 months to complete. But every property is different. At Nicol & Co, we have specialist Sales Progressors who work to speed the process up. Plus, our free Ready to Sell service can help you get all your paperwork together and cut time to completion by at least 2 weeks.
At Nicol & Co, we don’t just put your property on Rightmove and wait; we like to go the extra mile. For instance, every home gets professional photography, a virtual tour, and floorplans. We also offer videographer services (even drone footage) for social media promotion. Plus, our office team visits every property on our books so they all know their stuff when talking to potential buyers.
There’s no cost for a property valuation from Nicol & Co. There’s no obligation, either. Our valuations are based on facts (e.g. recent sold prices for similar properties) and our experience. We never overvalue properties to win business. What we do offer is an honest opinion and tailored recommendations about how to boost your home’s value before going on the market.
