Renters’ Rights Act
The Renters’ Rights Act has been in force since 1 May 2026. Assured shorthold tenancies no longer exist. Every tenancy is now periodic with no fixed end date, Section 21 has gone, and rent increases follow a set annual process. A national landlord database is expected to begin rolling out from later this year. These changes reshape how tenancies are created, managed and ended.
