Get your property Ready to Sell with Nicol & Co

At Nicol & Co we have been selling homes for almost ten years now and over this time we have developed our services to make sure we give you the competitive edge over the other homes on the market. Our strategy has allowed thousands of our clients to move in and around Worcestershire and we would like to share some handy tips to not only ensure your property is sold faster, but could potentially add thousands of pounds to the value of your property.

Declutter – People need to be able to envisage what the property would look like if they were living there. People often find this difficult, so make it easy for them to see all the fantastic living space

Complete the jobs you’ve always put off – Giving your walls a fresh lick of neutral paint will make your home seem lighter and bigger. It may be worth giving the front door a new coat of brightly coloured paint, because first impressions count. It is also beneficial to make any minor repairs necessary and to tidy up the garden.
Make your property light and airy – Wall mirrors make a room look much bigger and lighter. Clean windows inside and out and replace any broken light bulbs. Ensure that you have lamps on in any dark corners

Draw them in from the roadside – You have approximately 10 seconds to appeal to your buyer and the first thing people see is the front of your property. Many drive past before they call to view. Make sure every effort has been made to make sure the property looks appealing from the curb-side. Plants and flowers bring colour and life to the front of your property. Also make sure you have a For Sale board. Do not make it hard for people to find you.

Get ready to sell – At Nicol & Co we offer a unique conveyancing support service that is designed to get our customers moving. We will guide our clients through the process of collating and completing all the necessary paperwork.

Get the right smells – Bad smells are the single biggest turn off for prospective buyers. Don’t just cover them up, fix the source of the smell. Conversely, good smells can make a property feel like an attractive home. You could perhaps brew some fresh coffee prior to a viewing.

Showing the property – You’ll have chosen a good estate agent – let them show the property. It’s their job to know what things to say, what to highlight and what to downplay. They are also effective at answering those tricky questions about the noisy neighbours.
