Landlords – winning in the long run

estate agent discussing landlord options on strengthening their investment

Are you a landlord? Are you thinking of letting your property out for the first, starting or expanding a Buy-to-Let portfolio as a means of investment? Being a landlord is a well-known way to either add to your income or indeed, become your sole income stream.

Living trends are pointing in a positive direction for Landlords in the UK with demand for rental properties on the increase. Once seen as a fall-back plan, renting a property is now a lifestyle choice for many as witnessed more commonly in neighbouring European countries and elsewhere in the world.

Brexit, the coronavirus pandemic and pressure on landlords through a continued rise in lettings compliance and legislation – the last few years have certainly kept landlords and letting agents on our toes.

Initial concern, due to uncertainty, was felt across the board for sellers, buyers, landlords and tenants as the Covid pandemic caused an overnight lockdown in March 2020. After a rocky start, the property market was not quiet for long, quickly becoming very active with both residential sales and lettings thriving. Indeed, many agents up and down the country have experienced unprecedented and record breaking activity over the last year.

This was due to several factors including the help of government schemes such as a lengthy stamp duty holiday, the return of higher percentage mortgage deals and the idea that people wanted to move either to gain more living space, be closer to family or outdoor areas.

The continuation of normality has confirmed to many landlords that letting property is still a solid option. Rental yields are on the rise, statistics from the latest Government’s Index of Private Housing Rental Prices report for April 2021 indicate UK rental prices have increased by 10.3% since January 2015.

This gradual and steady improvement over the years has resulted in landlords seeing an increasing return on their investment, ensuring property remains a predictable form of investment. To add to that, the Index of Private Housing Rental Prices confirmed that the West Midlands represented the third strongest area for annual rental growth in England with a reported 2.2% increase in the  12 months to April 2021.
