The summer market has naturally slowed, with Rightmove reporting a 1% drop in the average asking price of newly listed homes this month ☀️🏡
With the highest level of available homes for this time of year in over a decade, buyers have plenty of choice, making accurate pricing and strong presentation more important than ever 📊
One figure that really stands out is that nearly three quarters of homes that have sold this year did so without a price reduction. It reinforces what we’re seeing locally: buyers are still active, but they’re responding to homes that are launched at the right price from day one 📈
While mortgage rates remain higher than many hoped, lenders continue to compete and the market remains resilient. The arrival of a new Prime Minister also presents an opportunity to put housing back on the agenda, with measures to improve affordability and increase housing supply 💷

Transaction levels softened across the region:
- Worcester recorded 1,698 transactions, down 22%
- Malvern saw 525 transactions, down 27%
- Droitwich transactions fell by 28% to 374

Looking ahead, independent forecasts compiled by HM Treasury continue to predict house price growth of around 1.6% during 2026, suggesting a steady outlook for the remainder of the year.

The economic backdrop remains relatively stable, although uncertainty in global markets continues 📊
The Bank of England held the base rate at 3.75%, while ongoing geopolitical tensions, including the conflict involving Iran, continue to influence economic sentiment.
UK GDP contracted slightly by 0.1% in April, following two consecutive months of growth, suggesting the economy has slowed but remains resilient.
