Market Updates

Droitwich, Worcester & Malvern Property Market Update – October 2026

💬 Comment

Following a summer that performed better than anticipated, there are further encouraging signs that buyer activity is continuing to build 🍂🏡

Home searches are now 7% higher than this time last year – the strongest annual increase in 12 months, with search activity ahead of last year across every region of the UK 📈

With the Bank of England base rate holding steady, we haven’t seen the change some borrowers may have hoped for, but greater stability does give buyers and movers a little more certainty when planning their next step. Sales agreed remain 6% lower year-on-year, but rising search activity suggests there is appetite in the market as we enter the traditionally busier autumn period 📊

For anyone considering a move, now is a good time to understand what you can afford, review your mortgage options and get a clear picture of your local market. For sellers, it’s also an opportunity to take stock, particularly around when to launch and how to choose the right estate agent.

Headlines do not necessarily reflect what sellers and buyers are experiencing locally 💷

Book your valuation with Nicol & Co today and start planning your next move with confidence.

National Market

🏡 House price growth remains positive nationally, although the market is becoming increasingly price sensitive.

The average UK house price stood at £272,188 in June, 2.0% higher than a year earlier according to ONS figures 📈

However, Rightmove reported a sharper seasonal adjustment in August, with the average asking price of newly listed properties falling by 2.0%. Rightmove expects average asking prices to finish 2026 between 0% and 2% lower, reinforcing the importance of getting the price right from the outset ⚖️

With buyers benefiting from greater choice, sellers need to be increasingly realistic about pricing to attract interest and secure a sale.

Economy

The wider economic picture remains mixed, with encouraging signs of growth alongside continued inflationary pressure 📊

UK GDP is estimated to have grown by 0.4% in July, following 0.3% growth in June and a flat May, suggesting some momentum over the summer.

CPI inflation rose to 2.9% in the 12 months to July, up from 2.6% the previous month. Against this backdrop, the Bank of England held the Base Rate at 3.75% in September.

Economic growth is encouraging for the housing market, but inflation and interest rates will continue to influence mortgage affordability and buyer confidence through the autumn.

Lettings Market

Let’s talk about the rental market… 🔑

Strong demand and constrained supply continue to put upward pressure on rents across the country 📈

The average UK rent reached £1,382 per month in August according to HomeLet, representing annual growth of 4.1%. Zoopla forecasts rental growth of around 4–5% by the end of 2026.

Supply remains a key challenge, with homes available to rent still estimated to be 20% to 30% below pre-pandemic levels in every region, leaving tenants competing for a limited pool of properties ⏳
