What is Own New – and How Does It Work?
Own New is an award-winning scheme that uses a builder incentive to reduce the cost of buying a new build home. Rather than the incentive disappearing into the transaction, it works directly for the buyer — either by reducing the mortgage interest rate, supporting the deposit, providing cashback, or a combination of all three, depending on the product chosen.
There are currently three products available:
Own New Rate Reducer uses a 5% builder incentive to reduce the mortgage interest rate as much as possible, lowering the monthly payment during the initial mortgage period.
Own New Flex uses a 3% builder incentive to reduce the rate while leaving room for additional builder incentives.
Own New Flex + Deposit Top Up combines a rate reduction with a further 2% contribution toward the deposit — ideal for buyers who need help on both fronts.
Crucially, this is not shared ownership. You own 100% of your home from day one, and the mortgage is provided by a participating high street or specialist lender in the normal way. The scheme is open to both first-time buyers and home movers.
